If you go to lakeshore hoa.laniermanagement.com you may be confused by the titles of the documents listed, below is a translation of these titles.

Lake Shore Association Guidelines – Lake Shore Handbook (Lanier list a 2016 Handbook that has not been properly enacted as per the procedures outlined in the Covenants, partially because the current Board ceased to comprise an ARB as per the Covenants, and do not hold ARB meetings and votes as required in the Covenants).
Lake Shore By-Laws (written in 2019, these were signed by members of a Board who had not been voted into office as per Article III, Section 3.08 (B) of the Covenants; after any HOA members existed, changes to the Covenants, Articles of Incorporation, and ByLaws in existence prior to this must be voted on by all HOA members and other interested parties as per GA State law and the Covenants - these ByLaws are not legally relevant until the HOA membership have voted to accept them - see Article IX, Section 9, also Article XII, Section 12.01, especially 12.01 (d) (ii)).
Lake Shore Covenants-Restrictions-Easements (this is the Covenants, or Declaration).
Lakeshore Covenants-Townhomes (these are only relevant to those HOA members living in the Villas at Lake Shore HOA as they are the Covenants or Declaration of the Villas at Lake Shore HOA).
LS Covenants-Animals (this is an excerpt of the Covenants, the current HOA Board do not enforce these Covenants despite being required to do so by the Covenants and State Law, those portions of the Lake Shore Handbook dealing with animal matters do not override the portions of the Covenants in Article VI, Section 6:19).
