HOA Permit Request
The Lake Shore HOA Covenants require an ARB Permit request be filled out, and returned to Lanier for the Architectural Review Board review and approval or disapproval, before you begin construction.. Should your request be disapproved, you may then file a Variance request. Details of the procedure and Design Standards may be found in the HOA Covenants, and the Design Standards contained in the 2015 Handbook.

There is no charge for an ARB permit.

You may have to apply for, and receive, a City Permit as part of your ARB request. The City requires permits for fences, and sheds over 120 sq ft in length. The City does not allow you to have more than 30% of your lot as an impermeable surface. This includes your house, driveway, paved patio, etc. City permits are $100.

The City and County require a 5 ft setback from property lines for any structure over 30 inches in height to avoid encroachment on a neighboring property.

HOA ARB Fence Permit 
The Lake Shore HOA Covenants require an ARB permit specifically for fences.  The City also requires a permit for a fence. The material, height and style of the fence, as per the Covenants and Design Standards, is detailed on the permit request.

HOA Clubhouse Rental Form 
This form is not interactive. You must print this form out and fill it in by hand before sending it to Lanier. 
HOA ARB Variance
The Lake Shore Hoa Covenants and Handbook contain a provision, called a Variance, for if you your ARB Permit Application is denied for not following the Design Standards.  You should be prepared to make a statement describing exactly what special circumstances there are that would require your denied Request be approved despite not meeting the community design standards. (See the 2016 Handbook for further information.)

The other way you can challenge an ARB Permit Request disapproval is by filing for a Board Appeal. Within ten days of your notification that request was denied, you can request a hearing.  You must submit all the original paperwork, plus any other paperwork that would enhance your argument. (See the Covenants for further information.) There is a $25 fee for filing for a Board Appeal

The Variance request is also used for a temporary Variance request, for an uncommon circumstance that might require a very short term suspension of a specific rule.

HOA Contact Update
The Lake Shore HOA management company, Lanier Management, need to be able to contact the homeowners, or tenants, of the properties located in the HOA area.  If you change your phone number, email address, or move but still retain ownership of your house, please keep Lanier updated.  If you rent your house, please update Lanier with contact information as to the rental agency or directly to your tenant.

This information will help Lanier more effectively manage our HOA, and to contact the residents in case of an emergency.
