The Lake Shore Hoa Covenants and Handbook contain a provision, called a Variance, for if you your ARB Permit Application is denied for not following the Design Standards. You should be prepared to make a statement describing exactly what special circumstances there are that would require your denied Request be approved despite not meeting the community design standards. (See the 2016 Handbook for further information.)
The other way you can challenge an ARB Permit Request disapproval is by filing for a Board Appeal. Within ten days of your notification that request was denied, you can request a hearing. You must submit all the original paperwork, plus any other paperwork that would enhance your argument. (See the Covenants for further information.) There is a $25 fee for filing for a Board Appeal
The Variance request is also used for a temporary Variance request, for an uncommon circumstance that might require a very short term suspension of a specific rule.

The Lake Shore HOA management company, Lanier Management, need to be able to contact the homeowners, or tenants, of the properties located in the HOA area. If you change your phone number, email address, or move but still retain ownership of your house, please keep Lanier updated. If you rent your house, please update Lanier with contact information as to the rental agency or directly to your tenant.
